  • 80-unit in Emporia, KS  –  SOLD

    The 80-unit was purchased April 2014 for $1.3MM and was sold for $1.6MM October 2016. This was a class D property in a B neighborhood, six blocks from Emporia State University. The economic occupancy was close to 60% when purchased and poorly managed. The occupancy was brought up to an average of 93%.

  • 96-unit in Emporia, KS  –  SOLD

    The 96-unit was a 100% vacant government owned property, four blocks from Emporia State University. It was purchased for $311K from a government bid November 2015. $1.1MM of renovations were completed February-April 2016. It averages a 98+/-% occupancy and the appraised value is $2.6MM.

  • 100-unit in Longview, TX  –  SOLD

    The 100-unit was purchased April 2015 for $2.775MM and was a poorly maintained C- class property. The grounds and all exteriors enjoyed renovation during year one while the interiors are improved as the units become available.  The property has been rebranded and given a new name and image. The property is now showing like a C++. Occupancy hovers around 94-97% and the value increased 98% (5.5MM) in less than 4 years.

  • 58-unit in Cincinnati, OH  –  SOLD

    The 58-unit is a two property portfolio of 29 units each, located within a mile of one another, acquired March 2018 for $1.540MM. Rents are being increased with every turn-over and renewal thus increasing the value quickly.

  • 16-unit in Panama City Beach, FL

    The 16-unit was acquired April 2018 for $610K with the intention of completing $100K of improvements and then selling for a projected price of $950K in 24 months. Hurricane Michael slowed this plan, however it will ultimately be better than originally planned.
